The price of private housing in Kyiv by the end of 2012 decreased by 7% compared to the beginning of the year, to Hr 13,488 per square meter, that in its suburb was down by 10.5%, to Hr 9,605 per square meter, according to an annual review of the Stolychna Nerukhomist information and analytical portal (Kyiv).

“The situation with the supply is different. The number of houses put up for sale in the Kyiv suburb grew by 77.6% compared to the end of last year (now their number is 3,970), and the level of supply in Kyiv fell by 6.2%, to 1,112 houses,” the company experts said.

According to the survey, the share of private housing put up for sale in 2012 in Kyiv grew in Darnytsky district (from 26% to 28%), Solomiansky district (from 14% to 15%) and Shevchenkivsky district (from 3% to 4%), while housing supply declined in Pechersky district (from 4% to 3%) and Sviatoshynsky district (from 10% to 9%).

“The share of houses put up for sale in Holosiyevsky district (15%), Desniansky district (3%), Dniprovsky district (9%) and Obolonsky district (5%) remained unchanged,” reads a statement.

The smallest decline in the price of private houses was recorded in Darnytsky district (1.1%), Pechersky district (3.2%) and Sviatoshynsky district (3.4%), whereas the average price of houses put up for sale in Shevchenkivsky, Holosiyevsky and Desniansky districts decreased by 10.5-20.5%.

According to the portal, the share of houses with an average price of up to UAH 8,000 per square meter offered for sale in the Kyiv suburb in December grew from 40% to 50%.

“The smallest decline in housing prices over the year was fixed in Boryspil (2.6%) and Kyivo-Sviatoshynsky districts (6.3%). The average price of private housing offered for sale in Brovary, Vasylkiv, Vyshgorod and Obukhiv districts fell by 9.7-13.1%,” the experts said.

According to the survey, the supply of private houses in Brovary and Vyshgorod districts in 2012 increased from 8% to 9%, that in Obukhiv and Kyivo-Sviatoshynsky districts decreased by 1%, to 15% and 39% respectively.

“Private housing supply in Boryspil (15%) and Vasylkiv districts (13%) remained unchanged,” reads the report.

Stolychna Nerukhomist quarterly and annually prepares the price review of private houses in Kyiv on the basis of data provided by the Kyiv leading real estate agencies.
