Housing prices in Kyiv in 2012 could grow by up to 7%, and falls are not likely today, according to director of one of the leasing developing and construction companies – T.M.M. Firm (Kyiv), Mykola Tolmachev.

"There won’t be stable trends due to seasonal, election and Euro 2012 housing price fluctuations on the market. The fluctuations will be of a situational and episodic character. Growth is inevitable, as the amount Ukraine builds does not cover demand. We believe that in 2012 prices will grow by 5-7%," he said.
He said that housing prices today are stable.

"I don’t think they fall, as cash cost is growing due to a rise in the prices of energy and materials," he added.

"The margin is falling. Only hard nuts to crack will remain on a market with such small margins, as they will be able to work with minimum margins," the expert said.

The Union of Realtors of Ukraine and Kyiv said hat the average housing price in Kyiv in January-March 2012 grew by 1.64%, to $1,853.80 per square meter.
According to SV Development consulting company, the average housing price on the secondary market in Kyiv as of March1, 2012 was $1,858 per square meter and on the primary market it was $1,632.
