The opening of Ocean Plaza shopping and leisure mall in Kyiv, which with gross leasing area (GLA) of 72,200 square meters will become the largest downtown shopping and leisure mall in the country and will enter the top ten of such centers in Europe, is scheduled for November 3, 2012, a partner of the Ukrainian Trade Guild (UTG, Kyiv), Vitaliy Boiko, has said. 

He said that demand on leasing of space in the mall exceeds supply, and around 30% of the space will be occupied by luxury brands, so Ocean Plaza will set a new level of prices on the market.

The partner of UTG, which acts as an exclusive broker of the project, said that 90% of agreements with leasers of Ocean Plaza were signed under the conditions of a mixed price scheme, when the percentage on goods turnover is taken instead of the fixed rate or together with it.

“This form of cooperation is a mutually beneficial and long-term one. It increases the interest of landlords in promoting their shopping malls,” Boiko said.

He said that the interest rate on turnover for a trade gallery is slightly higher than traditional 12-14%: it is around 15% due to high competition.

Boiko added that due to the presence of mainly international retailers in Ocean Plaza, the said form of leasing relations is acceptable. He said that over past years of work under the scheme experience how to monitor the true turnover of retailers has been accumulated, so developers also are switching to such form of cooperation.

He also said that thanks to the first project of such format – downtown shopping mall – it was managed to attract around 30 new brands of international retail for Ukraine: LC Waikiki and Suvari (Turkey), Longchamp and Atelier (France), Furla, MaxMara Weekend, Trussardi Jeans, Napapijri, Cinque, Blanco, Camicissima, Marina Rinaldi, Segafredo, Patrizia Pepe (Italy), BCBG, Bebe, Camper, Michael Kors, KFC (all from the United States), RebecA Sanver (Portugal), Pepe Jeans (Spain), Reiss (Britain), Strellson and S.Oliver (Germany), Denis (Romania), Happylon (Kazakhstan), Soocre (Greece) and Catherine Leman (Russia).
