You're reading: Shortage of cheap apartments for rent in Kyiv pushes up demand on apartments in satellite towns

The traditional rise in demand for apartment leasing in Kyiv at the end of August and early September is accompanied by a shortage of cheap apartments for rent, along with the arrival of not only students to the capital, but also internally displaced persons from the eastern regions of Ukraine.

According to experts from LUN.ua property search engine, the growth in demand caused the diluting of the supply of cheap apartments and a rise in the price of rent rates by 10 percent.

“Apartments are leased almost on the same day they enter the market, and that’s why the average rent rates of apartments grew on the market,” the analysts said.

The experts of Kyiv Standard consulting and real estate company said that the largest demand is seen for one-room apartments, while their supply is the smallest.

They said that due to a shortage of lettable apartments in megalopolises, the reorientation of leasers to the suburbs and satellite towns is spiraling.

“Displaced persons did their part, and demand for lettable apartments not only in Kyiv, but in other large cities has increased. Satellite towns also win from this, which are more affordable in the level of rent rates. Kyiv will inherit the examples of many megalopolises, such as Tokyo and Paris, where rent rates are very high, and reorientation to satellite towns is a forced measure,” reads the report.

“It’s unlikely that residents from regions will cope with a jump in the rent rates, and slowly, but confidently, rent rates in satellite towns, which do not exceed Hr 3,000 now, will go up,” the experts from Kiev Standard said.

The analysts said that rent rates at present have reached its critical point, but growth in rent rates of 10 percent could be seen within one month.
